Renee, Sellers that need a short sale also need the kind of undivided attention that you give your clients.  It's a difficult spot to be in (short saling a home)  with that kind of success rate getting the short sale transactions closed, you are the brokerage office to call in Las Vegas.

my numbers are not nearly as impressive as yours.  That's some very good results for your people's 45 sellers.  I'm sure they are so glad and singing your praises.  Other underwater sellers should call you for the same results.

Might be helpful if people, cough, cough, err, ummm, SATAR #18, cough, cough . . . would actually read your post.  You said you have low inventory in the Las Vegas market.  With all the market reports you do consistantly for the area, you actually do know your market extremely well and don't need to "rethink" anything (espcially from someone who has no clue about Vegas real estate.)  Great post!

All of you folks WHINING about how difficult short sales are just need to refer the deals to me and for a referral fee I will GET THE DEAL CLOSED.  Just take the listing and let me handle the rest.

I started sharing my expertise wtih my my office mates and man have opened some eyes.

I took a deal on Friday that the agent has for 3 years listed, had 5 buyers all failed and I took the deal to the bank on Friday, got a HAFA approval pending appraisal today adn the appraisal was done today.  I expect to have my approval letter by Monday and then close this sucker in 30 days.

There is only 2 reasons a short sale won't close, THE AGENT and THE AGENT.

Hiring the right Short Sale Specialist makes the difference between success and failure.

I have 5 short sale LISTINGS this month already submitted and my previous closing record was 19 days from start to finish and I honestly think I have a good shot at breaking that record with at least 1 or 2 of these June short sales.

3 are with BofA and 1 got appraised today after starting it Friday, 1 got appraised yesterday and HUD submitted today for approval and it was submitted Friday, 1 have trouble with equator as it was previously started by another agent and closed for last of response from the agent and is now stuck in the system.

1 is with Wells Fargo and I opened it Thurs and they pulled it from equator and it is in the COOP program and my negotiator asked for the file yesterday by email so I expect this will be quick.

1 is with Indymac and they still deal by FAX so this one I don't expect any miracles with this one but who knows.
