Stamford CT June 2012 Real Estate Market Statistics and Report

By
Real Estate Agent with Keller Williams Prestige Properties

Wondering what is happening in the Stamford CT real estate market? A great question that I am asked almost daily. Well, let's spend a moment together to look at what has happened in May and what are the current opportunities available for today's buyer.....

In Stamford there were 56 single family homes sold. The largest concentration was in the"$599,999 and below" range, showing us that there are still opportunities for the first-time home buyer in the "City that Works".

May 2012 Solds

The least expensive home in town sold for $245,000. It was a 3 bedroom, 1 1/2 bathroom foreclosure in the Springdale area off of Hope Street.  The most expensive? A lovely 4 bedroom and 4 bathroom Shippan waterfront home approximately 3,900 square feet. Absolutely beautiful...

Currently there are 110 single family homes pending closings. The majority in the "$699,999 and below" price range.  An active group of buyers are out and about looking for their next home.

The single family opportunities awaiting their next homeowner are abundant at a current total of 502 homes.

A number of properties available for a traditional sale are still available.  However if one is an investor or bargain hunter, there are a number of foreclosures and short-sale homes available for sale, most priced at or below market value. If you might be interested in reviewing a list of short sale and/or foreclosures, please contact me.  Or if you are interested in finding out the value of your Stamford home, please call for a free, no-obligation market analysis.

One of the really great things about Stamford is the range of home types and prices. You can always find something perfect.

Good morning, Kimberly.... very thoroughly researched market report....I'm sure potential buyers and sellers will appreciate this information...and if they are smart, they'll call you to give them guidance with their purchase or their sale.... I would.

Thanks Debbie - yes we have all price points and many different styles of homes which sometimes make it hard for buyers to make decisions...soo much inventory!
