Statistics for Walworth NY Home sales

4/1/2012-5/31/2012.  25% of the homes sold in town ofWalworth NY sold for over 100% of list price.  This could mean many things none of which can be verified.  The results do note that half the listings did have price reductions to keep them competitive with the local market.  Another 25% of Walworth NY homes sold during April and May 2012 sold for less than 86% of listing price. This could also be attributed to many factors.

Of the mortgages obtained by buyers of homes for sale in Walworth, NY: 38% obtained FHA loans, 31% Conventional, 19% Veterans Administration loans and 13% were cash buyers.  It appears all areas of the loan market are represented in the chart above.

The average days on the market for real estate in Walworth NY was just under 3 months with several passing the 4 month or over mark.  None of the price ranges for homes sold faired better or worse when it came to average sales percentage of list price, although the lower housing prices had almost half the listing market.  

All price ranges were represented pretty fairly from low 100K-150K (7 houses), 150K-200K (4 houses), $200K-250K (3 houses) & over 250K (1 house).  This would be considered consistent for this area and income levels represented for the Gananda school district.  Keep in mind this is only the town of Walworth representation, not the school district.

There is good reason to buy houses in Walworth NY and within the Gananda Central School District.  There are deals out there, well priced homes, homes that sell quickly when priced for the market and homes that linger for other reasons.  With the help of a good REALTOR® who knows the Walworth NY real estate market and knowledge of the neighborhood,  buyers interested in purchasing a home will be successful.  Start with an agent by asking them about the local market.
