BIAS Yes or No? Stage It!

I always am surprised when I talk to Realtors that are not utilizing staging services during the listing process.  Staging is an awesome marketing tool that can be used to set a higher standard of service by the listing realtor. And the service for giving staging estimates are usually free so how can you go wrong by encouraging the sellers to consider staging which totally prepares the home for a successful listing.  Well I believe it usually comes down to Bias -Preconceived notion that the homeowner will not want to use the service for the following reasons:

  • Doesn't work
  • To Expensive
  • Don't understand the service
  • Have seen poorly staged homes
  • Contract issues
  • Who pays for it

And what about the Realtor having to present all the answers to the objections about staging!

So without even bringing up the staging concept both the seller and Realtor lose out on profit that could have been made by using staging.  There are many stats out there that will tell you the value of staging but the one I found and use is by staging you can increase the value of your home on an average of 6.9%. 

Now that should get you and the sellers attention and we have many times helped sellers to raise the sale price to reflect this percentage after they have staged with us and guess what...they sell!  This won't work if you don't have a excellent stager but we own all of our products that we use in our staging projects and we are confident that the look we give to the house will attract buyers.  However, if we don't think they can increase the value that high we tell them so. 

Just remember you have to have a stager who does very good work and uses quality products. Staging works and it can help you to sell any house faster and often for more money. 

Let go of your bias and get connected with a stager and let them do the staging presentation for you and get the SOLD sign Posted!

I am an ASP stager as well as a Realtor and agree that a staged home sells faster and for more money. A good way for an agent to work a Stager into the deal is pay a pre-agreed upon consultation fee have a stager come over as part of the service they offer.

Karel, I think a lot of it is some Realtors are misinformed about the power and effect of good staging. I bring it up and present it in all my listing presentations.

I have several Realtors who offer a consult as part of their listing package.  If the home owner doesn't want to take advantage of it, no one is charged.  I think most have been surprised at the interest it generates for them and the way their listings have picked up.  Now getting the owner to implement the changes--that can be a different story!

Q" for those offering a flat fee for consults to agents (as part of a broker package) which may or may not stimulate more referrals for the Stager.

Without cutting yourself short and underpricing. What is your average fee for such a request? Are you basing it on sq.ft?

Karel,

I agree I think most realtor's don't understand the process of staging. It's not just changing colors on walls or adding a few pictures. There is absolutely a method to this much needed service. If anything giving them a free 30 minute consultation/introduction can sometimes open their eyes to the world of Home Staging.

Karel- Nicely put..now, if only the rest of the world would "get" it!!! One of the advantages of meeting the sellers for a consultation, is that the agent is removed as the "middle man", and we can appeal directly to the sellers. I have sold a lot of staging, just by saying at the consultation, "would you like to look through my portfolio?" They seem to be more interested in that than any statistics I might have!
