Home Sellers Should Have A Home Inspection Before Listing Your Woodbridge Home On The Market For Sale

You'll Have A Smoother Home Sale If You Fix Any Issues The Buyer Can Use Against You In Negotiations

You want to sell your house in Woodbridge.  You want to sell for top dollar, in the shortest time, and with the fewest hassles.

Here's a tip that has saved nice folks like you from being surprised when the buyer's home inspector hands you a long list of items to be repaired by you.

Hire a professional home inspector BEFORE your house goes on the market for sale.  Find out about any deficiencies BEFORE your purchaser does their inspection.

You'll be able to make all of the repairs before your house goes on the market.

You won't be surprised by any hidden defects when the buyers conduct their inspection.

More important, having an inspection done now will help you avoid a long list of repairs that might scare your buyer away.

A competent inspector will be a member of the American Society of Home Inspectors (ASHI).  Ask your REALTOR for the inspector they recommend.  REALTORS know which inspectors are reasonable, and which inspectors are deal killers.

Your inspection will typically cost one dollar per thousand of the list price for your house.  For example, pretend your house is going on the market for $450,000; The inspector would charge you just $450 for the inspection.

Use the inspection report to repair any deficiencies before your house goes on the market for sale.

It might even be helpful to lay the inspection report, and repair receipts next to the brochures about your house on the kitchen counter.  It will give a prospective buyer peace of mind knowing that any deficiencies have been repaired.

Very good advice Erick. Like the video message. I also recommend this to my sellers usually after our first meeting and way through of their home. Even when its an interview with the sellers who have not selected an agent yet. If there is something I can see to help them to make a good choice in an agent and the selling of their home.

Ted, thanks for noticing my blog post.

Yes, I recommend an inspection during the listing interview.
