buying and selling in the same market

I recently sat down with a seller.  Who is ready to sell their home and purchase a new home. She was told by others this is not a good time to sell her home.  My reply was it doesn't  matter if you are selling and buying in the same market.  I also, instructed her on the interest rates that they are still low and if you need to get a mortgage it is the right time to buy. 

Any suggestions do you think I gave her the right advice.

I think people need to know that they will never sell at the very top or very bottom - it has to be when it is good for them and low mortgage rates are always a good thing for everybody

It think you are absolutely right.  She is probably in a little better position if she is buying because she is paying the lower price on her mortgage for the next thirty years.

Good Advice Valerie!  You can't time the market when it comes to selling a home. Sell low and buy low so it is the same, anyway. And, Move forward!
