Substandard virtual tours & images

What dose it say about you the real estate agent, when you show up to your clients home and shoot one of those poorly lit slideshow type virtual tours or one of those nauseating quarter pan type virtual tours?  It's says, "hi I'm your agent and I'm to cheap to hire a real photographer and spend money to market your home". We see these every day in the industry and with digital cameras so affordable these days many agents think they can save money by buying into one of those "do it yourself" virtual tour packages or they shoot images for the MLS with their 200 dollar camera & lens they got a wal-mart. The end result is.....well really bad images and very badly done slideshows passed off as a virtual tour.

Ever notice how you see a photo of the front of a house that was taken from clear across the street and the house looks like a postage stamp in the image? This is because the use of those cheap cameras & lens, a real professional will use the right lens and take the shot in the front yard so the person searching for a home can see the house clearly. It never ceases to amaze me just how many agents will use such bad images in their marketing, I always enjoy a good "drive by", no I'm not talking about a shooting by gang members here, I'm talking about those agents who don't stop the car as they drive by a listing and stick the camera out the window of the car as they go by, I guess their blind or assume everyone else is blind and can't see the blur in the images. Or they shoot a house that faces east @ 5 pm so so ti's all back lit.

Two weeks ago after I uploaded a real virtual tour for a client, we were searching her brokers website for comps in the area to see what other agents in the area were doing for marketing, and up pops a listing that had a DIY virtual tour and the agent had taken one of those "nauseating pans" from the landing of the stairs looking towards the foyer......the funny thing was, it was laid on it's left side and paning back and forth, my agent looked at me and asked "what the hell is that?" so I turned my laptop on it's side and that's when you could see it was a half pan from the ceiling to the floor, I couldn't believe it and the agent I was working for just busted up laughing and said "that's my local Competition?"

So agents & brokers in todays tough market place it pays in the long run to hire a professional in the long run and you won't look like a person trying to do marketing with out having a clue and you'll save time and money over all by selling more houses and using clear and crisp images and real 360 degree virtual tours that can be hosted in multiple websites. On the plus side though, the more of you who keep on using substandard virtual tours & images, you just keep me looking better and working for your competition. And if your a home owner, you need to make sure you choose an agent who is not to cheap to hire a real professional to shoot you homes virtual tour so you don't get stuck with a lame slideshow with badly taken images.

Evening William,  not sure all pics done by agents with personal cameras is so very bad.  Do you know if there are any stats comparing tours vs. individual pics ?

No sir, I have not been tracking stats like that, but the proof is in pudding, just take a look at all the really bad images in any of the print media and MLS, and you'll see plenty of what I'm talking about. My company not only builds a very nice VT but we provide our clients a cd of the still images for their MLS and print media.

I can tell you that posting to free sites such as craigs list has been a hugh flood of traffic for my clients, and I'm the one who posted the ad to prove to my client it was not a waste of time, and she had four people visit the open house this weekend who took my VT on craigs list. You can email her and ask her yourself it the 130.00 spent for 12 months advertising was worth it, dianne@bighillgmac.com

Yes some agents have an eye and can take a good photo.

Photography and Virtual Tours

Hey there MarketMedia and fellow VT provider!  Love your post!  DIY's and the agents that use them crack me up.

I have one client who likes to call me everytime she gets an offer to subscibe to one of those things.  She tells me what they are offering and all of the cool stuff she thinks she could do with it.  My response?  "Go right ahead."  What I don't say, but secretly want to...Your homeowner will throw a fit and you'll be calling me within 1 week.  Why?  Because you showed them one of the tours I produced at your listing proposal meeting.  Another reason?  Because your marketing material price will double for this listing.  As well as VT's, I offer flyers (featuring pans and stills from the tour), panoramic sign riders (you know which ones I am talking about), and even a listing announcement email to the local MLS members.  All of this for an extremely reasonable price.  But, those prices are for my VT clients only.  If a Realtor calls me for a flyer for a listing I did not shoot, I charge them double.  #1 My marketing materials are first and foremost a service to my clients.  #2 The extra time it will take me to adjust their pictures will be enormous.  I digress in a major way...sorry.

Back to DIY's.  Although I have a couple of clients who can take decent photos, they are few and far between.  Being a good snapshot photo enthusiast, does not make you a professional arcitectual or commercial photographer.  I tell my clients that even though I have learned a lot about real estate because of my virtual tour business, I would NEVER EVER attempt to sell my own house.  Realtors have experience, tools, and education that I could never learn without switching careers.  I know that and accept it.  Why then, would they attempt to do my job?  This career has given me the experience, tools, and education that they could not get without switching jobs. 

For the people that persist and continue to use DIY virtual tour programs, I say "It was nice meeting you" and move on.  They don't see the value of my services, so I probably would not want them as a client.    What I will do is move on to the next potential client and will work my hardest to make them look like marketing geniuses! 

By the way, the client that always calls me about the newest DIY offer she has gotten?...I have a shoot for her tomorrow.  Since she started using my services a year ago, she has hired me to shoot a virtual tour of every single listing she has gotten (from $200k to multimillion dollar properties...even land!)  And each time she has ordered a flyer, sign rider (with custom web address), and MLS email.  She even had me reshoot homes that had been previously shot by my competition or had a DIY tour/slideshow.  Her phone calls and price attacks are just a bluff.  She wants to see if I'll fold, and I don't.  Occasionally, since she does so much work with me, I will toss her a 10% discount off of one of her smaller tours.  In return, she has referred me to over half a dozen new clients.

Compared to their advertising costs...we are cheap!  The amount of money thrown away on newspaper ads (tomorrows birdcage liner) is unbelievable.  Marketing Savvy Realtors will always find their way to you eventually.
