First of all, congrats on the feature! Second, I agree with you one hundred percent. Sellers need to be open and honest with their agents, the same way a good agent needs to be open and honest with their clients. It benefits everyone in the end. Keep up the good work and I wish you more success as a North Kingstown short sale agent!
Ginny, I've noticed a trend locally where sellers will keep certain information close to the vest. It takes a pretty determined agent to break through the smoke screen to get to the truth. It helps everyone in the end.
Keeping them honest is important. Using a checklist helps - We have a lot of these questions built right into our listing agreements and reapeted several times in other addendums.
Ginny, sellers can be so funny....they either talk TOO much or not at all and can scare buyers away. No one needs to know about their divorse or other personal conflicts.
Ginny surprises are never good in a Real Estate transaction. It does not do any good to try to cover things up because somewhere during the process it will come to light.
Ginny, we need to know everything. When I sit down with a seller I tell them I'm going to be asking some personal questions in relation to the sale of their home. Then I tell them these are questions I ask every seller. In order to best serve them, they need to be 100% upfront with me.
Well I do have to say some of your clients have been more upfront than my experience has shown. I believe I need to lay the law down at listing time for everyone's benefit...yes, it is true that people sign papers they dont' read and parcels of land that hopped into their plat/lot are something to understand. I guess we all need to learn over time what is and what isn't?! thanks!
Oh my -- it 's a good thing you have a checklist of questions to ask.. I guess I am lucky that I have not run into this.

The things sellers forget to mention are huge. Most sellers forget that their brother is also on title and he needs to know and agree to the sale.
I've run into the "missing sibling" issue a couple of times. Almost always there was drama involved. Really nice to discover this at listing instead of when an offer comes in.
I have run into all of the above in my past...missing sibling especially...very frustrating for a listing agent as well as a buyers agent thinking the have found the right house for the buyers!
People don't think it is a big deal - well if it is not a big deal why are they scared to share the info?
Ginny, great post. Morgan just wrote a FAQ post about if furniture comes with the property. In NYC, if included in the sale, the buyers may subject to taxes as well on those items not to mention we are not licensed furniture brokers!

Ginny- good thing you are a super sleuth. And as for the furniture, if the final sale price includes the furniture it would seem that poses a problem since the lender is providing a mortgage for a house and property not for furniture.
