Should I Sell Or Should I Rent My Current Home?

If you are contemplating a move in the near future, you may have asked yourself the above question!!

In today's market, there are a lot of people who do not want to sell their current home.  There are many reasons for this.  I would say the most common reason is that the owner is hoping their home's market value will increase in future years. The owners can afford to purchase another home without selling their current residence, and the owners would like to make some income off the property.

Duncan Grove in Coles Crossing  Coles Crossing home rented this fall.

At this time, there are many qualified tenants with unique reasons for not wanting to make a purchase.  For example, the prospective tenant is moving to the Houston area for 2-3 years.  The company is paying for their housing expenses, so there is no reason to buy.  Also, some people relocate to the Houston area, and they are unable to sell their house back home.  Rather than carry two mortgages, they choose to lease until their other home sells.

Joan, the majority of people are wanting to sell their homes when moving.  However, the number of those moving who choose to lease is on the rise.  THanks for stopping by!

I too think these are some great points for leasing your home as opposed to selling it. Also the other way around too. In our area the inventory for rental homes are very low. People wanting to lease have to move quickly to get into a home of their choice.

Sonja, we have many houses that can be leased/rented since they are in a price range that is not selling right now...it is a way to move on for many and for the renters to get a feel for the area...good info

Sussie, thank you for your comments!  I am glad your area has a quick lease-out rate, too!  On average, homes go "for lease" in 30 days or less.  And yes, those trying to rent, have to jump on it when submitting the paperwork...or the home could be taken by another potential tenant!

DIY landlord put themselves at a disadvantage when they do not talke to professional property managers about their options for keeping and renting their current home...we know the market, the rental prospect pool and the pitfalls of not having a system in place to handle emergencies
