· Pictures & Video: Pictures and videos of property are taken shortly after ratification of listing. These will be used for print & internet marketing.

 

· Multiple Listing Service: your home is entered into the MLS within 24 hours of listing

 

· Place FOR SALE w/ QR code & secured lockbox on your property

 

· Agent to Agent: Once the pictures, brochures & video are complete, I will email agents in MD, DC & VA a flyer of your property with a link to the full data & YouTube video. Sharing your listing with other agents with potential buyers is very important.

 

· Internet Presence: In understanding that over 94% of home buyers look on line I have created a strong presence with the use of web sites, social media, advertising and blogs. The input of just one home that I list requires over 20 hrs of my time and additional time to maintain these internet sites to insure that they are found via the internet. Below is a list of internet marketing that your home will be included in.

 

· Sphere of Influence (SOI): Email my SOI announcing “New Listing”

 

· Social Media Marketing: Facebook, Twitter, Linkedin

 

· Direct Mail: Mail Jumbo "Just Listed" Postcards To surrounding area

 

· Print Media: Create Color Property Brochures and Flyers with QR codes to distribute

 

· QR Text Riders: (Mobile RREIN) Potential buyers can scan/ take picture of the code and it will pull a single page listing of your home. The phone number is captured sent to me. I can then call them. This is wonderful for drive by’s.

 

· Centralized Showing Service (CSS): Track interested in your home as appointments are made to view it. Feedback & showing notifications are based on your specifications.

 

· Agent Networking: I have a network of agents that I communicate with weekly about new listings etc. This and other enhanced methods of agent communication keeps your home from becoming dormant.

 

· Broker Open House: This is a great way to market the property to Real estate agents. They sell what they see. I will provide lunch & drinks. I like to coordinate this with other Brokers from different companies to insure the largest showing. This is scheduled and coordinated with you and other brokers so as to gain the most attendance.

 

· Data Statistics: You will receive from me Regular Reporting on Web Activity. This will show you how many times your home has been viewed by potential clients from multiple websites.

 

· Market Statistics: I will keep you abreast of the local home market statistics, such as what other homes are selling, how much they are selling for, how long other homes are on the market, and what homes have made price adjustments to keep up with the market.

 

  Buyer’s Agent Feedback: This is critical because it provides us both the information about your home as seen through the buyer’s eyes. I email every agent 3 times. If I do not receive a response, I call them. I also call the agent when the appointment is made to answer any questions they may have. This helps them present the property better.

 

· Communication: Communication between us is very important. I will communicate with you on at least a weekly basis. There are hundreds of actions that are performed behind the scene that are constantly occurring. Communication between us is very important.
