Residential Sales report for Waco/McLennan County for May 2012.

“So, how’s the market in Waco?” is a question I am frequently asked. It is slowly, gradually improving. In May 2012 there were 194 homes sold with an average list price of $151,623 and an average sold price of $145,816 and an average of 150 days on the market. Sales price can be a little deceiving because it may include seller concessions such as paying for buyers closing costs, paying for a home warranty, or repairs to the home.

Here is a breakdown of may sales by price range:

0-$50,000 = 13

$50,000- $100,000 = 54

$100,000 - $150,000 = 51

$150,000 - $200,000 = 44

$200,000 - $250,000 = 17

$250,000 - $300,000 = 10

$300,000 - $400,000 = 6

$400,000 and up = 3

As of June 5th, there were 437 sales pending.

In May 2011 there were 206 homes sold with an average list price of $132,462 and an average sold price of $126,168 and an average 153 days on the market..
