FAQ ~ Will An Open House Help Sell My Home?

As Realtors, we understand our sellers grasping at anything that might help get theirFAQ house sold. During the listing presentation, we are often asked “Will An Open House Help Sell My House?”.

We can’t speak for the whole country, but we are pretty confident talking about our own area. Western North Carolina is so different geographically from other more urban areas, that is has been our experience that an Open House rarely can be determined to have been the reason a house ultimately sold.

Geographically speaking, our neighborhoods and communities are not laid out in grid fashion so it is inconvenient for most people to hop in their cars on a Sunday afternoon and visit Open Houses. Many of our listings are on private roads and often difficult to find. Sometimes the location can be considered “remote” and sellers are uncomfortable with the general public cruising through their homes…often with no intention of actually purchasing a home.

As a result, occasionally Realtors will hold Brokers’ Open Houses. It is an opportunity to allow Brokers to preview some of the homes, but rarely are the Open Houses directed towards the Public.

In our opinion, Open Houses are time consuming, expensive and while agents in more urban areas might have better luck with open houses, we believe that in Western North Carolina they rarely if ever result in selling a home in our area.

I agree. I think answering my phone and responding to inquiries works better than an open house, especially if the home is isolated from other homes on the market. And given most buyers begin their search online, why not be there to connect with them.

Here in the Dallas area, I've twice had instances where holding an open house led to a sale of that home. Like the weather, real estate is a local thing.

I think you are right that the importance of open houses differ from area to area. That said, I'm a big believer in them. I do think around here, an ultimate sale isn't linked to an open house often, but even if they are once in a while, open houses are worth it. They're also a networking tool.

Well said Emily.  Most of our houses are isolated from others.

Lorrie...it is soooooo local.  One size method of marketing does not work at all well for everyone.

Gretchen, when we do host a Brokers Open I agree it is a good networking tool, but usually not the reason for holding the event.

Donna, we've kind of had similar luck in that we got a listing for another house because the seller visited an Open House but I'm thinking that's not a great ROI!

You are right - it all depends on location. What works for one corner of the map doesn't work for the other. I think it proves that you know your area well and that you also know what works for your business and your clients.
