Home Sellers And Real Estate Agents: Partners or Staying Apart?

When you are selling your home in Cleveland you want and need a winning visual presentation of your listing. Why? Because today's home buyers ignore listings with no or few pictures, and reject houses in not-so-perfect or, as many sellers like to say - "As Is" condition. We are talking about selling not for nothing but about selling for a top dollar, aren't we?

Yes, it takes more than just good photography, more than just professional brochure design, more than just quality printing, more than just right-on-target sales copy, to sell the house today timely and for a top dollar. It takes a real partnership between the home sellers and their agent.

So, what is the meaning of a "Winning visual presentation of the house for sale" on today's market? And what shall you and your agent do to create such a winning presetation?

It is on your, the home seller's, side to take care of:

  • Curb appeal
  • Model-like interior (ok, at least clean, de-cluttered and appealing interior).

Your agent's job is to do:

  • Multiple pictures and video taken by professional or at least with the professional equipment
  • Professional off-line and on-line format to publish your listing's presentation

It also should be:

  • Easy to contact the agent
  • Easy to set up the showings.

That's the agent's job. And what you, the home seller, should provide?

  • Make it easy to preview or show the house.

You don't want to stay apart from or even confront your agent. Your agent is trained to professionally market your house, to catch the communications from all the interested parties, to negotiate in your best interest, to coordinate all the efforts of everyone who is involved in transaction, and eventually to guide everyone to the safe and pleasant closing. However, your Real Estate agent is presenting to the market something which you, the home seller, own, use and control - your house for sale.

It takes a lot of efforts to build the right relationship between the home seller and Real Estate agent. It's totally worth it.
