1137 Ravenhurst is a 5 year old home that featured 3 bedrooms, 2 baths 1736 sq ft of living and a great covered back porch! It is a picture perfect home that also has a 2 car attached garage and is neatly landscaped!

The interior of the home is just as appealing as the exterior curb appeal and is attractive to first time home buyers!

The Seller purchased the home in 2008 and due to a job transfer listed the house with a  small independent Broker in April 2010-May 2011.  

During the year the house was listed there were no offers or interest from Buyers.   The house was not being exposed rs to Buyers and was listed too high for the market.  Despite price reductions, the home never went under contract, so the Seller who had already relocated rented it for a year...May 2011-June 1 2012

The seller was discouraged and wanted to purchase a home in his new location but could not as long as he still owned 1137 Ravenhurst here in Louisiana.   The seller was motivated and needed the home to be aggressively marketed.  Lucky for me and the Seller, he found me on the Internet and contacted me to list his Moss Bluff LA home.

I educated the Seller with what the real estate market value was and provided him with a comparative market analysis suggesting he list the home at $178,000.    Not only did I list the home doing the real estate basics of getting the house in the MLS and putting a sign up, I created a marketing blitz for the house with  Virtual tour, You Tube video, photo albums, websites, blogs  and social media.    In 6 days this home went under contract!  Calls from interested buyers continued even when the home went under contract.

Moss Bluff, LA is attractive to Southwest Louisiana home buyers due to the larger lot sizes, and also the availability of 100% financing!  Marketing is an important segment in listing a home for sale.  If your home does not get exposure to where buyers  are looking, it will be hard to spot in the inventory.  2010-2011 were still good years for Lake Charles Real estate sales with a steady healthy market.  However during that time period, this home sat idle for a year simply due to a lack of exposure and incorrect pricing so the Buyers were missed.

Greg, I am not bashing a small broker there are many excellent independent brokerages that market their services well in the local community....in this case XYZ agency is a good ole boy brokerage who just follows old school methods. the only thing the agent offered was a sign in the yard and MLS--not even a flyer box on the sign post.  So in this instance, NO the small broker could not get the home sold in a year time and never explained the absorption rate or pricing which also hindered interest.  The seller finally regonized this after doing some research on his own and realized he needed help with greater exposure to get the house sold!
