May property sales were 18, up 100.0% from 9 in May of 2011 and 12.5% higher than the 16 sales last month. May 2012 sales were at their highest level compared to May of 2011 and 2010. May year-to-date sales of 65 are running 25.0% ahead of last year's year-to-date sales of 52.
The Median Sales Price in May was $276,850, up 25.8% from $220,000 in May of 2011 and up 28.8% from $215,000 last month. The Average Sales Price in May was $316,203, up 45.5% from $217,256 in May of 2011 and up 20.7% from $261,956 last month. The May 2012 Average Sales Price was at highest level compared to May of 2011 and 2010.
The Total Inventory of Properties available for sale as of May was 112, up 2.8% from 109 last month and down -4.3% from 117 in May of last year. May 2012 Inventory was at the lowest level compared to May of 2011 and 2010. The Average Days On Market for May was 91, up 122.0% from 41 days last month and up 19.7% from 76 days in May of last year. The May 2012 Average Days On Market was at a mid range compared with May of 2011 and 2010.
The real estate market data for Berthoud CO are all showing signs of gradual improvement - prices, sales activity and inventory are all up over previous months and years. We'll continue to watch this carefully, with the thought that these trends may indicate that a steady recovery may at last have gotten some traction.
