Pay your rent or move
Lori mentions one of the HARDEST issues that DIY landlords face - they do not know the process and often landlord by the HOPE and TRUST motto * Hope they get the RENT and Trust the tenants don't destroy their PROPERTY
I have had rentals and rented homes for clients for many years. Over the years, the one lesson I have learned better than the others is that people must pay their rent or move.
The first time tenants are late with their rent I call them and tell them if they do not pay within 3 days the eviction process will start immediately. I do not care if they had car repairs or sick children or loss of employment or whatever else. These are hardships, but they need to pay the rent above everything else or move.
I am not their charity to let them live for free. I wish everyone would be like this and make people pay or move and maybe we can get everyone to understand that they pay their rent or move.
