May property sales were 45, up 55.2% from 29 in May of 2011 and 36.4% higher than the 33 sales last month. May 2012 sales were at their highest level compared to May of 2011 and 2010. May year-to-date sales of 138 are running 16.0% ahead of last year's year-to-date sales of 119.

The Median Sales Price in May was $194,865, down -3.1% from $201,000 in May of 2011 and up 0.0% from $194,850 last month. The Average Sales Price in May was $220,020, up 4.9% from $209,821 in May of 2011 and up 1.9% from $215,977 last month. The May 2012 Average Sales Price was at a mid range compared to May of 2011 and 2010.

The Total Inventory of Properties available for sale as of May was 155, up 22.0% from 127 last month and up 32.5% from 117 in May of last year. May 2012 Inventory was at highest level compared to May of 2011 and 2010. The Average Days On Market for May was 77, up 97.4% from 39 days last month and down -3.8% from 80 days in May of last year. The May 2012 Average Days On Market was at its lowest level compared with May of 2011 and 2010.
Johnstown CO market data shows some signs of improved activity, with sales up strongly over both last month and last year, and gains in inventory as well. Price data was mixed, but is shows some faint upward signs as well - and, of course, is relective of where sales activity is occurring, rather than indicating any direct changes in underlying values. Johnstown CO's attractiveness to regional commuters, well-priced home inventory and continuing low interest rates suggest that market conditions are trending in a positive direction.
