May property sales were 22, up 37.5% from 16 in May of 2011 and 57.1% higher than the 14 sales last month. May 2012 sales were at a mid level compared to May of 2011 and 2010. May year-to-date sales of 73 are running 23.7% ahead of last year's year-to-date sales of 59.

The Median Sales Price in May was $181,038, down -6.7% from $194,000 in May of 2011 and down -1.4% from $183,675 last month. The Average Sales Price in May was $198,466, down -1.2% from $200,881 in May of 2011 and up 3.4% from $191,924 last month. The May 2012 Average Sales Price was at a mid range compared to May of 2011 and 2010.

The Total Inventory of Properties available for sale as of May was 104, up 25.3% from 83 last month and up 46.5% from 71 in May of last year. May 2012 Inventory was at a mid range compared to May of 2011 and 2010. The Average Days On Market for May was 72, down -2.7% from 74 days last month and up 33.3% from 54 days in May of last year. The May 2012 Average Days On Market was at its highest level compared with May of 2011 and 2010.
We are again seeing some mixed signals from the Wellington CO real estate market for June 2012. Sales actvity was up over both last month and last year, as is inventory levels, but prices are down a bit - this is more likely a reflection of what part of the market the sales are occurring than actual home values. In any event, with a good supply of attractively-priced homes and a continuation of low interest rates, there is much to interest ready homebuyers at the present time.
