When looking at the Listing and Sales Summary of single family/patio homes for May 2012 (provided by the Pikes Peak REALTOR® Services Corp), this Colorado Springs CO Realtor would like to share a few thoughts to consider.

Given the turbulence abroad in the European markets, especially with the almost bankrupt condition of Greece, I hope Warren Buffett’s prediction that the US is unlikely to go into a recession is accurate. While I’m not an economist, I still have some fairly reliable insights about the markets, especially as they correlate to the Colorado Springs Real Estate market.

Do you ever watch basketball? My husband does.  And it seems whenever a television announcer shares a shooting statistic about a player when he is at the free throw line, the jinx is on.  Usually a predictable statistic, such as a high percentage of free throws made (90% or better), goes out the window as it’s fairly common to see the good shooter miss a crucial free throw, especially in clutch situations.  Well…hopefully my sharing of some remarkable statistics will not cause any future jinx!

First, “Out-the-Roof,” is the theme in many statistical areas of the Colorado Springs Real Estate market.

  • Actual Sales are UP 18% from last month, 925 compared to 784.
  • The average sales price increased 5.4% from last month, reaching $233,065, as this is a 9.3% increase from May of 2011.
  • The median sales price increased 9.1% from last month, as this is also an increase in pricing from last May of 13.5%.

Besides the dramatically upward spike in sales and pricing, the listing inventory has also increased 6.6%, reaching total active listings of 3,605.  In a nutshell, this is a very low amount of listings on the market, which continues to drive multiple offers on many properties.

Low inventory is a bane all around the country it seems.  Unless sellers put their homes out there this market is going to stall.

Wow!  Prices up, sales up, increased numbers on the market but still pretty low inventory.  Sounds like a great way to sell some homes.
