No, We're Not Buying Right Now, But Can You Show Us That House?


Hey.  I get it.  Really.  I love looking at properties - it's one of the reasons I like what I do so much.  Real estate is cool.  Viewing properties is fun.




Don't get me wrong.  You're great people.  I really enjoyed being your listing agent and I'm very happy that we had a successful sale and that we're staying in touch.  But when we last spoke you told me you're comfortable where you are.  I understand that interest rates are so low you feel like you should be buying SOMETHING.  But you just said you're only "window shopping" to get a feel for the market. Window shopping


So listen.  

This is business.  


 It's very hard for me to financially justify showing properties to "window shoppers."  It's money and time lost that I could have spent helping ready, willing and able buyers.  And, no, I won't refer you to anyone else, because anyone I would hand you over to also wants "live" clients.  


Not to mention that sellers don't want curious folks who have no real interest in buying their property walking through it.  A showing is disruptive to a seller's life; the house has to be spotless, the dogs have to be taken out, the dishes have to be get the picture.  That's one of the reasons I spent so much time screening potential buyers who called about your home when it was for sale.  I wanted to make sure I was only bringing "real" buyers in to see your home.


If what you really want is to just get a "feel" for the market, then I suggest going to every Open House you can find.  You're lucky, because here in Maine you have a great resource to find Open Houses.  Go to this website:, click on the "Open House" tab at the top of the screen, and on the next page just type in any town.  Every single Open House in that area that has been entered into Maine's MLS will appear.  And there are A LOT of Maine Open Houses available to view.  


And certainly, when you do decide you are ready to buy, I'm fully on board.  You can be certain that I will be working hard to represent you and your interests and not distracted by any window shopping.


Unless it's at a shoe store. ;)

When buyers want to get a "feel" for the market, we feel like we must accompany them for fear of losing them to another, perhaps, unscrupulous, agent.  I think as long as we have an agency talk with them and tell them that we will be there when they are ready, it's fine to do. 

On the other hand, if I'm not terribly busy, I will do it once or twice.

Lisa  - ready willing and abley buyers will get the attention before folks that are just thinking of buying a year or five from now.  I haven't had many over the years play this game with me.  It's a matter of qualifying them and their situation upfront.

Sometimes I will show them a few vacant houses just in case they might be on the fence, but no occupied homes until they are qualified and ready to buy.

@ Margaret - I don't fear losing window shoppers - it's my responsibility to keep the lines of communication open and make sure they think of me first when they are ready to purchase.
