May 2012 turned out better than 2011 with the number of sales increasing 23%, going from 70 to 86. Residential saw the greatest increase, with 44 homes sold this month compared to 28 last May. Condos are down from 36 in May 11 to 30 in May 12. We’re showing marked improvement over the recent past however. In May 10 there were 54 sales, May 09 there were only 37 sales, and 48 for May 08. Going back beyond 08 takes us to an entirely different market with much higher numbers.
Year to date was not as good, with only a 7% increase overall year to date compared to 2011. At present, we’ve had 347 sales up from 325 last year. Still, its measurably better than year to date 10 with 274 sales, or 09 with only 170. 08 had 264 sales while year to date 07 posted 447 sales.
Even sales volume is up dramatically, showing a 38% increase over May 11. This month sales totaled $50M while May 11 was at $34M. May 10 was at $28M, 09 – $22M, and 08 – $37M. Year to date is close with $190M for 11 and $196M for year to date 12 which is a 3% increase. Still, this is much higher than anything since 2008. Do I think the market is in recovery? Yes, I do.
Median sales price for residential went from $600K in May 11 down to $483,750 for May 12. Condos went from $216K to $264,500 in May 12. Keep in mind, these are median not average prices. For the full MLS statistical report, please click here to go to my website where I post it every month.
