Pay attention to the list as not every builder includes the same features. Don't assume that it will be included at the end. Ask questions when going over details. Depending on when you go to contract builders will allow you to make choices during the process. The earlier you are involved in the process the more choices of colors and styles. Remember that many choices can become upgrades and add to the cost of the home.  Fun yes, but if you want to stay within a budget, watch out for those extravagant upgrades. Be sure to get specific amounts in writing for anything not in the original contract.

Lynn~ My builders include a lot of features in the homes. Different from the peak of the market, but people love not having to do anything but move in after closing. It is great!

Roger.. good morning ...It is always good to know what the builder is going to include.. different specifics for different builders, but great value in today's market.

Tammy... that is true! until we get to really odd specifics choices don't matter much.. but when the unusual specifics filter in.. $$ up front.

Richie... the clients love being able to choose colors and styles. When they get in early they can pick out colors for everything from the roof.. to siding.. paint.. cabinets, colors of tiles and more! Definitely a Win-Win

Finding the homes that are spec can be a good thing depending on where they are at in construction.  While not a custom home (since it's the builders' plans) the buyer can still pick flooring or countertops, colors, etc.  Great post about the difference and what to expect.

Carie~ Thanks so much..We recently have quite a few people that are deciding they want to pick out everything on their own.. from start to finish...it is a great way to get to put your own taste in the home.

Adrian  ~ I work with a number of builders that have found it best to ask prior to construction the things that a buyer might want. When he gets close to needing a decision the prices are already laid out and the buyers can make their decisions at that time.

Thanks Debbie.. I started with new construction quite a while ago, and it is a passion for me at this point. Newburgh has some great locations and builders.

Joan..Absolutely ... it is a personal choice. It also depends on just what a specific area has to offer in comparison. Buyers are wise to do their homework to know the difference and what value a new home has compared to a resale..

Yes, new does trump a pre-owned home.  We are returning to a market in my area where the new homes are being bought rather quickly, which is a good sign.

Janis, great post, as spec homes can be quick to close, but if buyers want specific colors/flooring, etc. they will need to wait for the home to be built.
