Orangecrest Riverside Real Estate Update - June 2012

We are half way through the year and witnessing interesting changes in the real estate landscape! Big news here...Orangecrest is hot! Multiple offers, bidding wars and a low inventory.

Orangecrest Riverside is a masterplanned community with homes built from the 1980's forward. New construction continues building in the area. A typical tract community the homes are often personalized through creative landscaping, hardscaping and outdoor entertainment areas. The area park hosts the junior league baseball team and a community center houses meeting rooms and a library. The widely recognized school district has been the recipient of several awards and statewide recognition.

What does this mean for you?

Orangecrest Riverside real estate has been very aggressive since the spring selling season began. The number of buyers searching for homes in this community has increased while the inventory is decreasing.

Orangecrest Riverside Home Sellers staging is critical. Homes that are well staged, de-personalized, de-cluttered and clean are the homes generating multiple offers. To garner the highest prices show your home well. Curb appeal - from the lawn, a pop of color think of Model homes, to the front door are items buyers consider in the first glance.

This is a competitive community and contrary to other neighborhoods this has become a sellers market, especially if you are looking for a home with upgrades. I recommend walking in the door with your loan approval already in place, you don't want to miss out on your dream home because you were not prepared. A "clean offer" is a term meaning the buyer is not requesting concessions from the seller. Ask your agent about this, it maybe a term you should know.

This monthly Orangecrest Riverside Real Estate Update is provided for buyers and sellers with an on the ground analysis of current trends.

Looks like a seller's market to me!  Not many active listings, lots of pending sales and a TON of closed sales!
