I have heard of an ad where the Realtor totally denegrated the house, with the last line being "Bring your contractors"... She went there the next day and there were about 15 contractors with their agents looking at the house. Total honesty, and it was back in the day when the market was hot and people were buying anything.

Gary, This ad is generating some calls, it does go out there in limbo land, because it is not your usual real estate ad, so far is working fine.

Update: On that advertised sunday open house, a couple walked in with the ad in hand, the husband told me that when he was reading the newspaper ad, he answered out loud: Yes, it is! and called out his wife, and told her they needed to come see this house. IT WAS what they were looking for! They put an offer and are now in escrow. To sweeten the deal: they had a house to sell, and I just happened to have an all cash buyer who put an offer over asking with a close of escrow in 10 days! All this happened within one week. Now I have two escrows where I represent both sides on each. This ad did get the right buyer's attention!
