Much needed 'actual' rain in WNC today, and even a little snow in the forecast for Sunday...my best suggestion? Relax, Regroup, and Power Naps! Power naps are not only healthy, but they provide amazing 'brainstorming' time. New ideas, revamped methodologies, consistent innovation, and persistant application are absolute musts in todays market.
Two small closings this month, and believe it or not Buyer's closing attorney for one spotted a big title deficiency on a townhome built by local developers that never bothered to record warranty deeds and appropriate certificates upon completion! So even though many have been resold since, many attorneys representing buyers and sellers, no one heretofore caught that detail..hmmm?! Repercussion is that until same is done for each, the unsuspecting other owners are sitting ducks with bad title...yikes!
It took private financing, eight months on an option contract, a subsequent rental contract, a second contract due to stated financing hurdle/denial, and daily attention to timing and details to get it done, but bottom line, the Realtors heretofore unaquainted with each other, rolled up their sleeves in a combined effort to see their buyer and seller through the melee. By joining forces, mutual success and very happy clients, enjoyed by all. Teamwork savvy?
Though winter in general tends to be a slower time for RE Sales in the Blue Ridge, hit your rolodex, there is magic in store for the second half of 2008. Just think of all the young campers headed our way this summer? Their parents all potential buyers. Have lunch with anyone you can think of to keep your name top of mind in whatever size sphere you may have. Right now buyers are the answer, listings can be expensive nooses around your neck.
No longer a time to list property thinking a commission is guaranteed likely by other Realtors who might have a buyer. Many listings are headed for the expiration bin, and the poor seller destined to have a gang of Realtors from the same company at the front door, vying each other for the right to do the same thing? Silly cycle.
