Hey Borino, for the 1st roleplay with the seller who was caught between a rock and a hard place telling the agent she would give the listing to when she bought the home and the close friend who is a new REALTOR. In my opinion that would of been a prime candidate where the seller could eat their cake and eat it too while saving face on both parties by doing a co-listing instead of just letting her list with the friend and break her word to the 1st agent.

That's a good suggestion, Derek. Another option would be to pay the other agent a refferal fee.
