The Importance of Professional MLS Photos

Taking Outdoor MLS Photos in all Kinds of Weather

Whether (pardon the pun) the sun is shining or you’re dealing with inclement weather you can capture stunning MLS photos…..if you know what you’re doing. The following are tricks and tips capturing great MLS photos during varying weather conditions with excellent results.

Sunny Days

Sunny days are great if you plan the timing of the sun’s position in relation to the exterior of the home. You always want the sun at your back. If there are a lot of trees on the property noontime yields the least shadows. I took this MLS photo on a sunny day around noon...

Inclement Weather

I staged this home on a dark, dreary day. I had planned to return the next sunny day but decided to snap a few pictures to see how the weather translated in the photos. In this case, the stormy clouds gave the photos a beautiful, unique quality and I was able to bring up the colors without bleaching out the photos because I wasn’t working with bright sunlight…   

Try Different Vantage Points

Take several photos from different angles because the camera always views objects different than the naked eye.  While the obvious MLS exterior shot was standing in the driveway close to the home it became apparent after taking several shots that further away captured the home’s beautiful landscaping yielding a much better photo.  Moreover, with 25 available MLS photos you can add two front yard angles, especially when you have a large as pictured...

No Sun

Dark, overcast days lend themselves to increasing the colors, vicbrancy and contrast without bleaching out the photo due to too much sunlight. Most people don't realize you can't increase the colors on a sunny day because you increase the white bleaching out the photo. These two photos, both taken on overcast days worked great...

 

Think Outside The Box

I noticed this shade garden in the far backyard and snaped a photo looking back at the home. It was an extra if the Realtor wanted to use it and with 25 availble MLS photos she did include it to show how large the property was and all its differnt features...

Always Edit Your MLS Photos

Taking the photos is only half the job. For each staging job I shot over 200 photos to get the best 25 MLS with at least 5 alternate as options for the Realtors I work with. Then I edit them bringing up the colors, vibrancy, contrast and in some cases darken a bleached out shot.  Moreover crooked photos can always be salvaged using the straighten or cropping tool.  Whatever you do don’t just snap one photo and move on

With all the tools we have at our disposal these days there is NO excuse for poor photos to appear in MLS.  There is excellent equipment and when you add that to the wide variety of editing software a 6 year old can make great photos.  That's why I get so irritated when I see the crap on MLS around here.

Thank you everyone for your kind comments and I agree with so many of you with all the editing programs out there (most of them free) there's no excuse for bad MLS photos. While you don't have to hire an expensive, professional MLS photographer, investing in a good camera, taking a photography course and using a good editing program will yield much, much better MLS photos. After all, we want these homes to sell and it all starts on MLS!

#4 Jeffery - taking MLS from the car must be common practice as I too have seen a portion of the car's rear view mirror in the corner of the photo. It's amazing that the person is too lazy to get out of the car to get the home's exterior MLS photo!

#26 Wallace - I couldn't agree more and isn't that MLS photography 101?! Nothing is worse than the toilette seat up!

Thanks for sharing these great tips with us.  I'm glad that you shared the grey sky photos.  I need to go back and look at some of mine and see how the other colors are showing up.  I've typically been so frustrated by the grey sky that I try not to use them at all. 

I also appreciate your sharing the fact that you do take so many photos of a house.  It is not uncommon for me to take around 200 photos of a property.  As I've sorted through them, I always find myself thinking that if I just had a better camera that I wouldn't need so many.  I've always thought that maybe if I bought a better camera, I wouldn't need to take so many.   Although I still need a better camera for some of the action photography that I've been attempting and shots that I need to zoom in on, you've save me some stress.

Kristine, as much as I love photography, I have to admit that I'm guilty of publishing less than what I would call quality images.  My company does have a professional photographer, but I just haven't used him yet...guess it's time...well okay...past time.

Girl, you are SO right on all of this. Actually, sometimes low-light days can really be better for getting good photos. Editing--a MUST!  And I ALWAYS take a TON of pictures to give me lots of choices. Sometimes you can crop out extraneous "stuff", but still get that perfect picture as a result.

Please wish my sweet Gf's hubby a Happy Father's Day for me--extra hug from the country girl in the Pacific NW!

 

Here's the e-card I sent Larry this AM, as he's flying into Columbus OH today for a consulting job this week and had to leave here last nite because his flight was really early this morning and he didn't want to have to make that drive at dark-thirty in the morning!
