May 2012 was a GREAT month in the Monroe CT real estate marketClosed sales for May 2012 WENT UP 36% compared to May 2011 sales. 

List and sales prices INCREASED 20% and 22% from May 2011 averages, and average days on the market went down 4%.

Moving forward into June , there are 13 houses under deposit and 24 homes under contract, the highest number of pending sales in the last year.

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 8.93 for the last three months, down almost three months since last month and SIX months from the March report..   The month of May, as shown in the first chart, came in at 8.73 months.

Monroe Market Absorption definitely has improved over the last year and sales are up big time in May. I hope this continues into June and for the rest of the year. Antone in your area needing to buy or sell a home needs to find and see Barbara right away.
