Expiring listings, how soon do you contact the client to renew?

I like to contact clients a month before their listing expires, that way we have plenty of time to consider NEW a plan of action to help make it sell. Because, obviously, something needs to changed as it did not sell during the previous listing period. To consider is:

1. First and foremost, the price. I give them a rundown on what HAS sold in their area, what type of property, how it compares to theirs, and what the sales price was.

2. Upgrades or presentation of the property inside that only the owner can do and usually involves expense. This can be anything from getting rid of that old carpet to staging. Sometimes only decluttering.

3. Discuss what can be done to give it more curb appeal. This is usually an exterior fix so that when people drive by it gives a positive reaction. One of my clients tends to let her yard get overgrown, for example. Another might need to repaint the home after a rainy winter.

4. And then we have the chat about (1) keep it on the market or (2) take it off. I get very frank with my sellers that if they are not committed to selling it, it should be taken off the market. This is a business decision that only they, the client can make. I never ever sway them in one direction or another just to keep the listing! Ever!

5. AND I NEVER SAY "I QUIT" IF THEY DON'T DO WHAT I SUGGEST. They are the client, it's their property. I will do my best for them whatever they decide.

This looks like an excellent approach.   I like some of these ideas.  However, I can imagine a few situations where I might just decide not to renew the listing.

Jessica: I just see so many listings go to "expire" and then they get renewed. I don't think you should wait until the last minute. There are too many aspects of a listing that needs to be considered.

Joan: You have a point. There are some listings that have given me pause to possibly not want to renew. But that is also the point where I am brutally frank with the client and, lo and behold, they go with my recommendations after they swore up and down that they wouldn't (usually a price issue).

Tom: Yes, you do NOT want the listing to get expired or even close to it before you have a discussion on how to improve the chances of getting sold. If it is something obvious, you certainly want to do that early on in the listing, but some sellers just don't take their agent's advice. When they then see that it hasn't worked, well...NOW let's revisit my recommendations.
