People Please Manage Your Children - Real Estate Agent Training TipsI love children, I really do. I love them so much that I had three of them. But what I don't love is parents who can't manage their children!

We Have A Responsibility To The Seller

As real estate agents we have enough risk to manage without having to deal with our clients' children. As professionals we are partially responsible for what happens in a house while we are in it. The listing agent will definitely give us a call if anything in the house comes up broken or missing in the time frame in which we are showing it.

Why Are These Kids Running Around?

So the last thing we need to have are little kids running around a strangers house and the parents acting as though the kids don't exist. Lucky for me I have the "mom" stare down to a science. One glance from me and the kids head to their parents for protection! But I just heard of an incident where the agent couldn't catch the kid in time.

That's A Lot Of Kids

The agent was scheduled to meet the client at a home that was near completion. When the client arrived they had 8 kids...all under the age of 10! As they entered the unfinished home the agent noticed that the stair railing had not been installed and there were uncovered vents in the floor. The parents, busy looking at the house seemed to forget they even had kids. Feeling a bit nervous, the agent started keeping his eye on the kids...but you know how fast little kids are.

Too Late

As you may have guessed, one of the kids didn't see the open floor vent and scraped her leg from the nails sticking out. The agent got her leg out of the vent and along with the parents walked the girl to the kitchen to inspect the wound. The child ended up in Urgent Care needing 6 stitches in her leg. At this point all the agent could do was think of their liability in all of this.

Are We Liable?

Are we liable for unattended children in a house? Should we tell parents to control their children? Should we not allow children in homes under construction? While it's true that accidents do happen, what role do we play in preventing them?

Good morning Candy. Oh my, just reading your title gave me a chill. I don't believe children should be a showings. If the parents are attentive to them they don't really focus on the house, and if they don't... disasters happen.

I agree with Sheila. Hire a sitter. How are these buyers going to concentrate on the home if they're chasing the little darlings or talking to them which distracts their attenton?

So, do you advise parents to leave their children at home during the initial interview?  What if they're from out of town?  Offer the names and numbers of sitters we know?  Suggestions, please.

Candy- It is unfortunate that parents don't control their children. I would hope the agent had no liability in this situation but people will sue for anything.
