In Placer County California we are in a market that is full of a combination of homes for sale.
If your thinking of buying or selling a home in Placer County choose your agent wisely.
There is the traditional sale where the seller has equity (sometimes called equity sale). Also on the
market are short sales, where the homeowner owes the bank more than the home is worth and in
order to complete the escrow the owner with the help of the agent negotiates with the bank
to take a lower payoff. There is REO or Foreclosed homes that have been taken back to the bank
because the owner has defaulted on the loan. A Flipped home is one that has become very popular
in Placer County Real Estate, this is a home that was purchased at a lower price either from the court
house steps, short sale, or from an REO. Then the investors fix (usually cosmetically) the home and
resell it for a higher price. We also have New Build homes that are build buy builders that might be
a good choice for some buyers. And finally we are now seeing Spec homes. Where small builders
are buying land and building homes to suit the new buyer!
If that is not enough to try to navigate with out the Right Agent. Buyers need to be alerted to the
fact that each of these types of homes have special fee's, contracts, and nuances.
Then you have to know that all the "good" homes could have up to 15 offers before the seller
gets a chance to look at them.
You have to choose an agent that knows this market, is full time working each day, an agent that
understands the contracts that are needed for each type of sale.
You need to choose an agent that is able to sell you as the buyer to the seller and is able to sell
themselves as an agent to the other agent!
