Oceanfront property is not cheap. Period.

People are dreamers, and I can relate to that. Or at least I can see how they get there. Here's the call:

"How much is that house on the bluff on Pebble Beach Drive?"

Let's backtrack and see what leads up to this call:

1. They drive down beautiful scenic Pebble Beach Drive, ALONG THE OCEAN, in Crescent City, California. www.pebblebeachdrive.com

2. They see a line of homes, from two-story newer spectacular ones to one-story older ones. All have a great view of the Pacific Ocean, all are ON THE OTHER SIDE OF THE STREET FROM THE OCEAN WITH A STREET IN BETWEEN. Cars drive slowly by your house all day long, some stop to take photos. Some actually park.

3. Then they come to one that can hardly be seen, well, you can see the 1st story, the 2nd story is actually below street level on the bluff. IT SITS RIGHT ON THE BLUFF RIGHT OVER AND ON THE OCEAN. No street with traffic to block your view, no people strolling over your property to get to the beach, no one parking in or near your drive-way. www.1500pebblebeachdrive.com

Now when I tell these dreamers this bit of differentiation, and tell them the sales price, $950,000, they invariably say:

 "oh, wow, THAT much."

When I ask them, "why would you think it wouldn't be more than the others on the OTHER side of the street," they also invariably say "but it looks like a little beach shack."

FACT: "LITTLE" BEACH SHACKS ANYWHERE IN THE WORLD ARE CONSIDERED PRIME REAL ESTATE!!

FACT: HAVE YOU HEARD ABOUT THE CALIFORNIA COASTAL COMMISSION WHICH WILL NOT LET YOU BUILD HARDLY ANYTHING ON THE OCEAN ANYMORE (MY "BEACH HOUSE" IS PRE-DATED TO THAT).

PS. I really try to be nice responding to their comment. And that's why I say, people are dreamers and I hate to take that dream away from them. But Oceanfront property is not cheap. Period.

Agents who work in areas with waterfront properties soon learn about the "Waterfront Premium". 

It's significant in Maryland and I've found few consumers who understood that premium until they contact me looking for "cheap waterfront" home.

No such thing.

Waterfront is always a premium. In central Florida even a ditch that most northerners do not consider a lake, carries a higher price tag.

I had a buyer aka dreamer call yesterday with a champaign appetite and a beer budget.  Nice guy...loved talking to him, but could not help him.

Interestingly I learned it is much cheaper in other parts of the world.  What costs 500k and up in the U.S. you can pick up for under 200k.  Of course the flight is not cheap but the difference in price may be worth it!

And it should be expensive.  It's oceanfront property.  Who doesn't want to live by the ocean?  The smell, the sound, the relaxation...  wishing I was there right now!

In Tahiti, it is more expensive to live on the water than next to it...One accommodation ($$) has it set up so that you can roll off your bed into a hole in the floor and go swimming. The lesser one has you having to get up and walk to the shore (10 feet) and go swimming...too much

Its that same mindset everywhere. We don't have an ocean in North Texas, but we do have some extremely high dollar properties. We get folks all the time asking us how just 1 acre of dirt can cost $300,000+ dollars. We patiently explain and they decide to build down the street.

Lenn: Interestingly, the appraisers have a very hard time with what that "premium" is if there are no comps from that side of the street. I went through that. So an ordinary buyer cannot even get a loan on my type property because it would appraise out way too low at this point in time. 

David: Thank you and, yes, is truly is awesome.

Eve: I get that daily on this property. Many of them ask if they could get owner financing, rent to own, or similar. No, sorry.

Gary: Yes, that's another one. But you KNOW that they know better.

Michael: Location, location, location - that has never changed.

Margie: Yes, another one I get. My answer is just "the owners don't HAVE to sell, it's not a distressed property." These words the "investors" who call me understand.

Frank: Absolutely, but if you don't want to live there all the time, you better get someone to look after your house, vacation rent it out, or such. Then you are dealing with a different type of investment. But, yes, you can find much cheaper--but not in California. Only if it is a "distressed" property, then possibly. But then buyers are clamoring for it and that drives the price back up.

The Christiansen Team: That is my point. Don't have false expectations.

Richie: Wow, I'm there!

Brent: No harm in asking, I guess, but reality is reality.

Hella, great post.  We get our share of these calls and because of the media coverage of FL's market in the last couple of years, the callers seem to think they can grab a beach house for the same price as the one two miles inland.  I thought they are naive to real estate values, but I think you are right, they are dreamers.

Ellie: In many areas of California such as Carmel-by-the-Sea, just a glimpse of the ocean from any of the windows adds hundreds of thousands to the price. Oceanfront? The only one I know of there is around $20 Million. And it's a SMALL house. If you go to my website www.93921.com there is a photo of it. But WHAT A LOCATION!

Eva: Pismo Beach is great, and much more pricey than our area. My listing for $950,000 is such a great deal!

Hella, you are absolutely right about it being nearly impossible to build a coastal home because of the California Coastal Commission. Your comment on Carmel-By-The-Sea ocean views that impact the price of real estate reminded me of Hawaii, where "ocean view" means that if you stick your head out the window, you can see a tiny glitch of the ocean! Oceanfront is the real deal, though...and you can just imagine the premium on those properties in the Aloha State! :)

Leilani: I used to live in Hawaii for many years, and even way back then, oceanfront was most desirable. But it was always "just too much" for me. Should have bought it somehow. And that's what I tell my propective buyers now: you will regret not buying it when it is this low!
