As Realtors we tell perspective Sellers to paint, RIGHT!

One of the first things as Realtors that we tell perspective Sellers to do is freshen-up the home by doing some painting, RIGHT!  And that is a very good thing to do.Now as a Realtor we must educate the Sellers that paint is not to be done as a cover-up. 

Every home has had some kind of issue over the life time of the home.  Yes please repair any water damage, dry rot, carpenter ants, cracks in foundation, loose shingles, peeling paint or anything else, but key here is to disclose and state that repairs were done.  If an insurance claim was submitted, say for a water leak in the basement, be sure to to disclose this information, as well, as it will probably effect the new Buyers insurance rate.

If the Seller does not disclose information and does a cover-up this can set the Sellers up for liability.  The Realtor can also be liable if it can be proven that the Realtor had knowledge and did not disclose it to Buyers.

So remember doing regular maintenance on a home is a really good thing and will keep those pesky little issues from becoming big projects.
