This afternoon I had the opportunity to preview several homes in the new subdivision found at the south east corner of Sanderson and Stetson - right across the street from the Super Wal-Mart in Hemet, California.

I remember when they broke ground on this development - there was much expectation   DR Horton, the builder, had beautiful signs erected on the site, showcasing beautiful waterways and large magnificent homes behind a gated community.

I must admit, I never liked the concept from the very beginning - strictly for personal reasons.  The fact is I lost 2 transactions to Willowalk.  I was working with investors who decided that they might be better off buying new construction and making instant equity before the home was ever constructed and ready to habitat.    I guess they were offering some pretty good deals, and after all it is right on Sanderson and Stetson, across the street from some major retail business.

In those days, very few builders were offering agent co-ops, like they are all desperately doing these days.

So, until today, I had never been in there.  Today, duty calls.

Once I got past the gates (I only waited less than 2 minutes and followed a resident right in - isn't that secure?), we drove through the community, getting a feel for what is offered.

I was impressed on several levels.  The houses are truly beautiful - and most of them are huge.  Most of the homes are 2-story homes - I believe I figured out the ratio to single story homes is either 4 to 1 or 5 to 1 - maybes somewhere in between.

The ambiance of this Hemet CA Real Estate development of new homes really is very tranquil.  It appears as if there is a main lake that everything revolves around.  The lake seems to have many fingers so that a good portion of the new homes in the tract are "waterfront" or "lakefront" as I see them described in the MLS by my fellow Hemet REALTORS®.

The other feature that really struck me is not necessarily very positive.  The homes are on top of one another.  I don't think there is a home that I saw that has more than a 20 foot deep back yard.  Tiny postage stamps.  Certainly if you want to swim, you need to go to the clubhouse and enjoy the community pool - oh joy.

There are nice amenities, for a new home development in Hemet CA compared to some of the others, but with a $160 a month association fee, you better enjoy them.  There are a number of small park areas as well as toddler parks.  I saw a nice club house/recreation center where the swimming pool and sports courts are located.

Lets get down to the nitty gritty - because either you'll love this place or you'll get claustrophobia in your 5 bedroom 5 bath 3600+ square foot home.

It seems like the whole neighborhood is for sale.  The sad part is when I went to the HSJAOR (Hemet San Jacinto Association of REALTORS®) local MLS there were only 6 active listings.  Then I checked out the MLS used by the agents in Temecula and I found well over 30 listings (all different homes).  However, in the past 6 months, the Temecula agents were only successful selling 5 of the new homes they listed for sale in the Hemet CA Real Estate market.  The local Hemet agents sold the same number of listings as their Temecula counterparts with only having 4 active listings.

The reason for this is not because the Hemet REALTORS don't know how to get listings,, it's because the Temecula Investors who bought into the pre-construction are relying on their local agents instead of finding a agent local to the market where their real estate investment is located.

I am a resident of the Willowalk community.  I have lived there for over a year now.  Actually, the only reason I moved to Hemet was because of the willowalk community.  I was looking for a new construction home in the Temecula/Murrieta area. I stumbled across a paticular floorplan that DRHorton had to offer.  I went to this property to view the models and they had not been buit yet.  They sent me to the willowalk community in Hemet to view that paticular model.  I was uneasy with driving to Hemet but I did want to see that particular model.  Big mistake on that realtors part because I fell in love not only with that model but more so with the community. 

The house that I wanted and purchased was a lake front home.  It is at the end of the court with a bench so you can sit and watch the ducks play or just for relaxation.  The late wraps around two side of my home.  What a rare find.  The Community is located right across West Valley High and the Super Walmart.  When you enter, it feels as if you are entering into a different world.  It is absolutly wonderful.  At night it is completly peaceful.  Listing to the frogs and crickets instead of your neighbors yelling or having a party.  I have never slept better since I have moved to this community.  No matter how hard or stressful my day way at work or the drive home, when I enter into Willowalk I am immediatly at ease.

I do agree with John about the HOA fees.  They are a little high.  I pay $140.00/month for ammenities that I dont normally use.  I do pay it because of the tranquility.  They have a pool and spa, walking trails around the 3 different lakes, sports park, playground and pleanty of benches to rest.  Oh and the views of the mountains are absolutly beautiful.  I guess that is just the fee to live in such a great and wonderful community.

I recamend this community to anyone.

Resident:  I am glad that you love the community so much.  Since I wrote the article in January, I have gotten to know the development a little bit better - not that I sold anything there but I have helped two different families rent homes there - and they both love it.

I guess the investors have figured out that they can't sell for the hefty profits they anticipated so now they are having to rent the homes - for a lot less than they are worth, I might add.

Sounds like you have a beautiful home - lake front on two sides, I'm envious.  If you know anyone who wants to move here, please have them contact me for some superior service - I wold love to help.

I live here and the assocation and the board of directors are not very supportive. With so many homes vacant, they want to make money out of the people who live here. I am totally frustrated and feel like moving out but with real estate down, I am kind of stuck.

with such high association dues, it's a shame that the empty lawns cant be taken care of. what's it going to cost the association? whats another 5-10 minutes for the gardner to walk across and just mow down the weeds?

instead of the willowalk community - we bought in the LENNAR / COTTONWOODS community. no hoa and people actually take care of their properties.

also- a gated community with gates that dont work? what a joke.

I moved into the willowalk community in april 2011, the 3rd month of living here 4 people tried to break into my home, they tried to lift the patio door that the builder put next to the driveway, what a waste of a door. we never use it and keep it very secure. we chased down the perps and caught two, two got away, both were convicted felons with active warrants, one considered armed and dangerous. the gates are always broken and anyone can get in here, we feel like sitting ducks in the gated willowalk, good thing I only leased a home for one year, once my lease is up im out of here, you should come back and take a look for yourself, we have had to arm ourselves because the criminals are so blatant they will come in with you sitting in your livingroom or in the bathroom. I've had to teach my children how to defend themselves and how to use a weapon to protect their lives. we cant wait to move out of here, whoever wrote that article about the gated mess in hemet was correct, I wont use the word ghetto because we don't have any ghetto's in california, just ignorant people. you should read some of the newsletter the hoa sends out every month, they are rude, nasty and down right wrong.

This place sucks big time, thank the Lord that you didn't buy or sell anything in here.
