Builders will often claim that all the homes in a development are nearly identical and that terms are not negotiable but each home is different: in its location, the time it has spent on the market, and usually its construction, so terms can vary, especially when different buyers may want different amenities upgraded or changed. This is usually true for all types of new construction from condominium developments to planned communities.
Each development has its own rules surrounding buyers and agents. In general, most will ask you if you are working with an agent when you first visit; the developer may ask you to sign a guest book.
