Today we are back with some more tips for selling your home.

#7- Front Doors

This is the biggest first impression to a buyer, besides the yard and driveway.  Does your door need a fresh coat of paint?  Could your screen door benefit from a new screen installed?  Other tips for sprucing this area up is to get a new welcome mat, maybe put some nice potted plants out if room allows.  Clean all the cobwebs off the corners of the door, and sweep up any leaves or debris off the porch or surrounding area. 

#6- Lighting

The way your home is lit can set the mood for the buyers.  If it’s sunny out while the buyers will be coming through, throw back the curtains and let the natural light come in.  If the buyers will be seeing your home at night make sure your porch light works, and all the other bulbs in your lights are working.  Light some candles in a safe place and allow the ambience of their glow work to your advantage.  Lighting of your home can either make or break the buyers visit.

#5- Cleaning

This could either be a no-brainer or it should be #1.  But truly give your home a good scrub, like hands and knees scrub down.  If this is something you either do not have time for, or physically cannot do, then hire a company.  They will come in and for a minimal fee deep clean your home, and then all you have to do is maintain it.  Buyers do not want to see your grease splatter from dinner two years ago, or the buildup of mildew in your tub.  It all happens to us, there is no shame in that, but clean it up if you want to sell your home.      

#4- De-clutter

This step goes right along with the one before.  We know how much you adore the pictures of your family on your wall, but potential buyers do not.  Buyers need to envision themselves living in your home and if your collection of teacups distracts them from seeing themselves eating breakfast at your table then you are looking at no offers coming your way.  This step may seem harsh since you are still living in your while trying to sell it, and you like seeing your kids’ pictures on the wall, which is great…in your new home.  But for now you need to make your house a little bland and like an open pallet for potential buyers coming through.
