What Home Improvements Provide the Best Return??

According to the Cost vs Value Report these are the best home improvements to increase the selling value of your home.  I have listed them in order with the dollar amount in resale value and the percentage reflecting your return of investment (ROI).  Here is the list:

Of course this report does not take into consideration regional differences.  I think in the NW GA area the figures would be different with some of these remodeling returns.  In the North most basements are completely below ground and when remodeled still retain that "basement" feel.  In our area however, most of the basements are "daylight" basements.  One or more walls are exposed to allow windows, doors, doorwalls, etc.  Decks and patios can be added as an extension of the room also.  Because daylight basements benefit from so much natural light - - when finished they feel much more like an extension of the rest of the house -- rather than a "damp" cellar or dark "down-under"!

Also I think the deck addition would fare better in GA than other regions of the country - of course due to weather and the ability to be outdoors for a greater part of the year.  In the North the cold weather would limit the months homeowners would actually be out using their deck - and further south the extreme heat would do the same.  With a fairly short winter and only a month or so of extreme heat, Georgians can usually enjoy their outdoor additions anywhere from 8-10 months a year.
