In the beginning of my career as a Realtor, I was desparate for any listings. Yes I took over priced listings in the hopes that I could at least talk them down at some point or even meet some new clients in the process.
Over the years I have stopped taking those over priced listings. I know some Realtors who always take a listing no matter what the price, just to report to their manager that they have a new listing.
Our job as Realtors is to sell your home as quickly as possible and at a fair price. Now if I list your home at a price it will never sell at I am just wasting everyone's time, not just mine but yours too. I spend my time, energy and money on marketing a home that is over priced, this home in turn never sells and I earn nothing. Because honestly, besides my job being selling your home, I would like to get paid too. That only happens if your home sells.
On the seller's side, you take the time to clean your home for every showing, maybe you made some improvements that cost a bit of money, etc. Also, at this high price you may never get any showings. Why because there are 10 other homes just like yours in the neighborhood that are priced well below yours and buyers can see from the photos that yours isn't any better than anyone elses.
I realize that sellers want to get as much as they can for their home, but the market is what it is. The market sets the price of a home not the seller. You can want $150,000 for your home, but if everyone else is selling their home for $130,000 it is just not going to happen. Buyers are very savvy and do their homework, they are not going to over pay for a home.
It is important to price your home right from the beginning. Do I ever take any overpriced listings? Sometimes, but only when an arrangement has been made with a seller to reduce the price on a agreed upon date. I am willing to "test the market" but only for a short period. If no sale is made during that time, its time to reduce the price to a level in which it will actually sell.
You called a Realtor for their expertise, now its time to listen to them.
