Unlicensed Contractors - Can You Spot ‘Em?

The market resurgence has brought a flurry of activity Phoenix Housing Marketto our Phoenix housing market.  Investors have ascended on the area like ants to an ant hill.  Construction jobs are booming and we’re third in the US in Phoenix for year over year gains in that sector.  Cash offers are the norm and inventory is dropping to levels not seen in 7 years.  

In fact so much attention has been displayed in the media, investor magazines, and elsewhere that it’s brought some unwelcome attention to our market.  

The negative attention comes in the form of unscrupulous “handymen.”  These are handymen who are preying on the less savvy investors, by underbidding projects.  Scenarios include asking for money in advance to “start” a project and then not showing up; doing shoddy work; not filing permits; and on and on.

The best course of action is to ask for references, and call them.  Check the Registrar of Contractors site to make sure they are CURRENTLY licensed.  Make sure to ask for a contract with clearly listed terms for work completed vs. payments, including how long the work will take to complete.  Ask for a copy of their bond or insurance coverage.  

Speaking of CURRENTLY licensed, a well known realtor in town referred a handyman to a homeowner for repairs.  Repairs made by the handyman somehow ended with a fire being started.  Upon further investigation, it was discovered that the handyman wasn’t licensed and could not come up with the $20,000 needed to put the home back in order.  Guess who paid the $20,000?  That’s right, the realtor paid the $20,000.  

So be aware of what to ask for and trust your instincts and you’ll be able to spot them easily.    Make sure they are licensed!
