- had an Average Sales Price of $235,778 (range was $170,000 to $323,000)
- spent an Average of 101 Days on the Market (range was 31 days to 383 days)
- sold for an Average of 93.1% of the Original List Price, average of 96% of the Final List Price
- Seller Paid Closing Cost Contributions of $2,500 to $6,178 were included in 8 of the 14 recently closed Olde Providence neighborhood home sales
Sold activity has been highest Under $250k
Available homes for sale are priced from just Under $200k to the Low $300s
The supply of homes for sale in Olde Providence is DOWN for the second straight month to 3.5 months of real estate inventory - that's BELOW Balanced conditions (balanced would be around a 6 month supply).
The neighborhood inventory did increase in April (normal for Spring) but it never got all that high and for the past 2 months the trend has been a decreasing supply of homes for sale in the neighborhood.
As of June 2012 there is NOT an oversupply of homes for sale.
This month's real estate inventory level is well BELOW the supply of homes for sale at this time last year.
The currently available neighborhood homes for sale are ranch and tri-level home styles with 3 to 4 bedrooms, 2 to 3 baths and living space from around 1300 square feet to more than 2000 square feet.
