Good information.  I always explain these points to my sellers when listing, and tell my buyers that these tests are so important that without them, I will not represent them.  I have seen so many problems in wells and septics that are thought to be operating correctly, these inspections really provide peace of mind and prevent nasty surprises for the buyer and myself.

Thanks, Beth.  This is such a clear explanation.  I agree with your recommendations totally, and will refer my clients to your "outside opinion."  In our Rapid City area, the counties do require septic inspections at time of sale.  This is new for our area for the country, so your explanation will be helpful to many people who have not been through it so much.
