THis morning the WCR had a meeting that focused on how to work with short sale situations.  It was great information and Peter Schork gave a very informative presentation.  I think what really stood out in my mind was cooperation and how crucial it is to making a successful transaction.  Being patient with lenders, other agents and buyer and seller cannot be stressed enough.  As agnets, our professionalism can really be tested in these situations.  Sometimes it is necessary to go to the top to get results and documenting everything is absolutely necessary. 

Another point that is fundamental is making sure you can keep the promises you make.  Time is not predicatable and buyers on a close schedule may want to remove from consideration any property that is a short sale or foreclosure situation.
