FUTILE LISTING

Happy is the agent who walks out of a house with a listing, signed and dated, in hand.  But did that agent do the right thing.  Did he overprice just to satisfy homeowner's ego?  Did he overprice just to get the listing?  If so, what happens?  House doesn't sell, you loose the listing to another agent, you make no commission for your efforts and you have an unhappy homeowner.  Be honest--you'll get the listing second time around!

As long as you know you did your homework and based recommendations on what the market stats are telling you, you have done your homework. Looking into a crystal ball and predicting the market upswing/downswing is really tough. If the home is overpriced it will sit, if not it will sell! Pretty simple. Either way you look at it, losing out on a listing is never easy. Keep it honest and you will continue to prosper.

You are right regarding that the house probably won't sell.  On the up side, your sign is out there, you might get calls that can turn into other listings or buyers that might buy something else or there might be that one person that just wants to be there and will bring in a crazy offer.  It has happened to me.
