In this fast paced Online world we have now, I have noticed a trend with Online Homebuyers. So many seem to overlook homes they see Online based on the front photo or because the home doesn't have the totally remodeled with high end features they want.

My suggestion to you, is "don't do that. "

Get in the car and take a drive.

Only you know for sure in your heart where you can see yourself living.

It doesn't matter how pretty, how renovated or how low a home is priced, if you cannot see yourself living there.

No one knows better than you,what you will or will not accept. 

 

 

Another suggestion is align yourself with a good local Buyers Agent who knows the local subdivisions, knows the school boundaries, and knows the floor plans, new homes and communities that meet your lifestyle. Find an experience REALTOR who  can help you figure out which home will meet your  wants, needs and desires. Buying a home is a huge decision.

This is so true.  Also Buyers not selecting a home because there are no inside photos or bad inside photos.

I tell my clients my personal story to help them to also not judge a home by it's outside appearance.  When I had my first home I used to walk in the area where my current home is.  It was a custom built home and quite ugly from the outside in my opinion.  A big rectangle box with a large concrete balcony across the front and of course no landscaping was done.  I would comment to my husband about how ugly this house was and how it was so different from the rest of the homes in the neighbourhood. Guess what, about 10 years later I bought that house. I had lived out of the area for 3 years and didn't realize when I picked it from inside photos and description that this was the house I was seeing.  Stepped inside and fell in love with this unique and beautiful home.  We fixed up the outside as best we could to give it some character and have been here for 13 years.

Maybe I'll blog this story and add some pictures. ;-) I do tend to get long winded on my comments.

Brenda- thanks for commenting today.  A local agent who shows property in that area and watches the market will know it a home is priced to high, has room for moment or is priced at market. Not only can they help you find your home faster, then can save the puchaser a great deal of angst of looking at homes that do not meet their needs.

Kathy, what a wondeful story. I'm sure customers are amazed when you share that story with them. I have a home that everyone thinks is a one level rambler and everyone who drives past, stops and  says that is exactly the kind of home I want. They are shocked when I share with them the home has over five thousand finished square feet with six bedrooms and six baths. What they don't see, is the home has three levels!

So, so true.  This happens all the time.  I can't count how many times I've shown properties that my buyer has passed over, and they liked the house.
