Most effective niche marketing strategies

I recently rebranded myself as a "Dog Friendly Realtor" because I found that so many of my clients had dogs and had special real estate due to their dogs.  I want to be very careful about where I spend my advertising dollars.  What have you found to be the most cost effective strategies for niche marketing?
