Getting Your Home Ready to Sell in Boca Raton! Here are 3 Steps to Take!

Once you decide to sell your home you need to start thinking of it as a House... a product that you and your Realtor will market.   As in marketing any product,  you will need to show your Boca Raton Buyers the value of your house...you will want them to see its architecture and to see the “live-ability” of it.

Many of today’s buyers want move-in ready homes.... one where they can move in now without immediately investing in paint, carpet and other expenses.   You can’t change your location but you can do something about your house.

So before you put that “For Sale” sign in your yard here are 3 things you can do:

Move-in ready home-room service home staging1.  CLEAN!  Now this is not one of those last minute “cleans” you do when friends are stopping by.  No.... this is the kind of clean you do when you find out your favorite aunt is coming for a visit.

You will want to clean under, around, on top of and everything in between.  

This will include windows, flower beds, your garage and patio.  Get rid of those pesky spider webs that pop up overnight on your light fixtures outside.

    If you don’t have the time or inclination to do this... hire someone!


2.  REPAIR!  You don’t want a buyer focusing on how much it’s going to take to fix the roof !

Now is the time to tackle all of your deferred maintenance projects.  

This includes worn or stained carpeting, the closet door that won’t shut correctly and especially in Boca Raton or anywhere else in Florida, repairing the holes in the screen we have over our pools.  


3. UPDATE OR REPLACE!  If the last time you painted, put up wallpaper or did anything to your home was when you bought it, unless that date was within the last 5 years, it’s time to step up to the plate.  Here are some home improvement projects that could make a difference.

Light fixtures- this is one of the least expensive updates you can do and one that has the potential for having a significant impact on its perceived value.

Paint- using an appealing neutral color to replace the taste specific colors can give your room an immediate update.  

Flooring-  worn, stained and outdated carpet is a big turn-off.  Most buyers want to move in as soon as they can after the closing.  Having to wait until new flooring is installed will only go into  the “minus” column of a Buyers list.

Kitchen- Let’s face it, the kitchen is one of the prime areas of focus for a Buyer and who wouldn’t want an updated or remodeled kitchen?!  No...you don’t have to take out a loan to totally remodel your home but doing some inexpensive updates is something you can do.

Paint or replace your cabinet doors.

Install new hardware.

New appliances.

Replace your faucets.

Lighting- add new pendant lights

Great tips, no matter where you are trying to sell....The cleaning one is tops!  Even small inexpensive things such as replacing light bulbs is needed too

Hi Kathy.  Nicely said -- short and to the point.  This would go into a pre-listing packet for maybe even go out after a phone chat with someone who is thinking about going on the market .. eventually.  It starts them moving in the right direction.

This is really good advice for sellers... after you have lived in a home for a while you lose your objectivity of how it looks to potential buyers!  Spider webs on light fixtures -  a lot of people have NEVER cleaned!

Gabe- I think that if these 3 items wre "fixed" it would make life a lot easier for the llisting agents as well as the seller. 

Sally & David- absolutely.  It is always nice if they consult with a Home Stager, but these 3 items they can tackle on their own.  Although Stagers can assist with updates. 

Janis- I agree.  I've seen homes that while a little dated were so clean they made a much better first impression. 

Alexandra- thank you!  It really is simple but somehow still hard for some to grasp.

Bobbie- Getting it clean is the very best thing a homeowner can do.  I toured a community where all of the homes on the market shouted an "80's" look.  However they were all immaculate.

Joanna- I think so many homeowners just can't see past their own things.

Kristin- yes, and especially if they have those curly new light bulbs.  I really don't like those. 

Joan- those buying the "fixer-uppers" are usually investors and they're not going to pay top dollar.

Roy- same to you.  I have got to visit the Kentlands!

Dianne- This goes a long way in making the most of every showing.  I think buyers might be more willing to look past certain things but the home needs to be in excellent shape. 

Debb- well .... hope you stop by!  Never know what you'll get!! LOL   I kind of like that glove... the color keeps you awake!

Valerie- the seller with the maroon carpet swore to her agent that she was not going to change the carpet.  I went over for a consult and then called her the next day to suggest she change the carpet.  Thank goodness she did.   This room was just to the right of the front door and was the first thing buyers saw. 

Rob- I think we all overlook a lot in our homes.  And those spider webs have to go.

Malcolm - thanks Malcolm.  I have the names of a few cleaning crews throughout the county that I recommend to sellers.  This helps because it can be overwhelming to some.

This is good, clean advise! Nothing shows better than cleanliness, and if it smells good, it's even more appealing too!

This reminds me, all the pretty things don't matter, if the house isn't clean and ready!

Sharon- absolutely.  They're so basic and it doesn't matter the pricepoint or size.

Patricia- Clean and clean smelling!  And it's once less distraction for the buyers. 

Suzanne- you're right.  A Realtor told me that his Seller completed about 60% of my suggestions but it was good enough to get an offer!

Shar- I wish I knew where to find them.  I usually see them in yellow!

Rebecca- If these 3 were tackled it would make the job of the Realtor a lot easier. 

James- I think it's because they live with it every day.  They're used to it!
