When is enough, enough?

I recently had a friend go through a bad divorce.  I love that term, Bad Divorce.  As opposed to a Good Divorce?  Anyway, since he realized that the electrician wasn't really rewiring his entire house for free, he has been down in the dumps.  I stood by him and helped to rebuild him.  Almost a year has passed and he is a better, stronger, tougher man.  (Almost Steve Austin) He is dating again and his first order of business was to send one of his new sweethearts my way to sell her house.

The problem is She won't return my calls.  She doesn't have email or a Voicemail and for all I know she lives in a cave. She left one message and said, I basically live in a cave, (I am using poetic lic. but that is the gist)

He is saying, just go over uninvited. (When does this guy learn)  What would you guys do.
I actually have her address and it would be a nice listing to pass to one of my agents.

I have a lunch appointment tomorrow in the neighborhood, based on your comments, I may just drop in.

Ouch. That's terrible. Well karma will take care of his ex. Good luck with the listing appointment. You should have had your friend bring her and have the three of you go out to dinner. Break the ice a little first.

If your friend says to drop by her house & it's his girlfriend, go for it. I wouldn't be upset by that.

What if you had your friend go with you to introduce you?? Personally I would be a little weirded out if it were me and you just showed up. Is your friend still seeing her??

Well, My lunch is not with my buddy.  And he is working in South Tampa whereas I will be up North.  I wouldn't want someone dropping in on me without notice.  But then again, I want this listing and I already know which of my agents I am going to give it to to work. It's 2 to 1, so I may not be going.....

I say go knock on her door. Apologize and explain that He directed you to. I don't think that you should be apprehensive about it. There is no Do Not Knock law.

Gary mind you, I am just looking at this from a woman's point of view. As a REALTOR, I would tell you to knock on the door. I just have a tendency not to invite men I don't know into my house. Could your friend possibly call and give her a heads up??

I would take the boyfriend with me to go and knock on her door... make sure she feels comfortable... you cannot underestimate the importance of a woman who feels secure and at peace.....

I would NOT go to the door without him with me... too much tension to give a woman you do not know from Eve in the garden.... you might just loose her as a client just for that... it has happened to me....

Sticky ground but refer it with details so as Alex said she feels comfortable..and so does the agent you refer it too.  Then all you can do is let nature take its course.
