Whitney Farms Homes and Golf Course Monroe CT 06468
The Whitney Farms golf course and community of homes in Monroe CT was originally established as a dairy and horse breeding farm. It was purchased in the mid 1970’s and redesigned to feature an 18-hole championship golf course surrounded by over 250 predominantly colonial homes.
I can remember driving up to what was just dirt and part of the original stone barn back in 1978. Only Hillside Lane and Spinning Wheel Road were cut through.
At that time I was in search of a home site and the developer offered land purchases to the general public with some building restrictions on size and style. I ended up purchasing a .75 acre lot and eventually built a 3 bedroom colonial. Only 3 bedrooms homes were allowed due to town septic restrictions. Most homes in the area are colonial in style.
Eventually Lazy Brook was cut through as well as Settlers Farm and the streets surrounded the entire Whitney Farms golf course which officially opened in 1982. Some homes are right on the fairways; others across the street and some have no view of the course at all. The architects of the project preserved the original ponds and scenic views in the layout.
The home community consists mostly of 3BR/2.5 bath homes ranging on the average about 2,000 to 2,600 square feet. There are some 4BR homes. Home sites are approximately a half acre to ¾ acre, give or take. Homes are heated by natural gas, and all have septic and city water.
Since most of the homes were built in the 1981-1986 timeframe, most have been completely updated with the newer features most buyers are searching for.
There is no homeowners association as many expect with a golf community. The golf course is public and features 6,628 yards of golf from the longest tees for a par of 72. There is a driving range, putting green, pro shop and the course is no longer carts only. Walkers are permitted to play.
On-site is also a catering facility (The Stone Barn) with a public restaurant on the lower level.
