"Of Course I Remember You....You Sold Me That Over-Priced Home"

Uh oh....alert, alert...run, hang up the phone...mumble something, ANYTHING. Apologize!! Say Something!

Oh yes, this was the answer on the other end of the phone when I called a former buyer to check in. This was really just a follow up call (not designed in anyway to remind them that if they knew anyone buying or selling.....I was still around)....they had found their dream home a few years ago. They were not moving!

I'm going to say this again....they were not moving!!!

We spent almost 2 years searching for the right home. They needed a specific size home, specific location (due to schools) and they wanted an ocean view. Not just any view...but a Catalina Island View, oh and under a specific list price. They were going to need to do some major renovation to the home due to a disability of one child. This was not going to be cheap.

We found it! They bought it! They loved it.....correct that....LOVE it!

After I got over my initial shock of the comment...even though it was said with a bit of a giggle....we talked for awhile. Regardless of whether she was joking around with me, I still revealed an underlying sense that I SOLD her a home that was over priced. At the time....it was clearly NOT overpriced, we did the comps. She knows this. I reminded her anyway. Then the question that really hit home:

"But you're the expert....didn't you KNOW that home values would go down?"

No...I didn't know. I have my own opinions about what is happening but that's where they stay.....as my own thoughts. What if I had told her that prices were going to drop in the next year, and she didn't buy the PERFECT home. What if she never got a home that met her needs? What if prices went up instead and she missed her chance to buy the home? What if......?

It's not my responsibility to know the future....how can I? What I can do is make sure that we get the best possible deal for that day's value. That very day....to the best of my ability. Did I change her mind? Maybe, maybe not...maybe my next phone call to her will answer that question.

I sold a client a $4 million dollar retail building a few years ago. The market promptly crashed, it's worth $2.5 million today. And just last week, he called me....to buy another building! Whew!

Karen you're absolutely wrong! We all carry our very own personal fortune teller ball that we got right out of real estate school!!  How in heavens name could we have known how far and wide the market was going to fall.  I knew it had to end when prices were going up  overnight....but I had no idea of the complexity of what had been created and all the bad paper out there that pulled us all down.

Brenda: She had a giggle in her voice, but at the same time....when she thinks of me, she thinks about how property values have dropped. That's too bad

Same thing in the equities market, most "experts" did not warn of the market tanking before hand ie. Bloomberg, CNBC.

Same thing in energy trading.

Great clients DO understand.

Maybe we need to make a real estate disclosure, just like what the equity (stock) firms do.

That's the pickle of this business. We often get blamed for things that we have zero control over. A past client of mine remarked that " I did good, but was a little slow to close the file". Sometimes you just laugh and move on.

That would make me stop in my tracks....I guess it is easier to blame the agent for the decrease in values (weren't you on the Senate banking committee?)  She should focus on the fact that she and her family are living in a home they love where they are making happy memories.

Hi Karen - Just about anyone who bought a house around 2005-2009 could say the same thing! Real estate is just a snapshot in time and we deal with the factors of the moment. But it's kind of tough to hear them say that.

I remember being called back for a listing appointment to a home that I had sold the previous year.  The bread winner's job was relocating him and he and his wife were FURIOUS with me for selling them the home for what they perceived as too much money.  At the time, it was market value and the market subsequently tanked.  The best part, was that this year, five years after that conversation (and, shocker, he didn't hire me to list it) the husband called and apologized for what he'd said.  It was bizarre, but nice.

How could you know what would happen in the market? My crystal ball is always on the fritz so I keep mum about my opinions as well. We do the best we can with the information that we have at the time that the decision is being made. It can change in a few months or a few years, it can be for the better or the worse. Hindsight is always 20/20. Good for you for gently setting her straight.

They say that everything happens for a reason and it looks like they got the right home for a reason.
