This morning I received a call from a prospective buyer saying she needed some help to clarify the status of a listing. Some real estate sites showed it as an active listing and others showed it was no longer available. Real estate web sites have an agreement with local Multiple Listing Services to publish listings. However, some sites update their sites hourly and others weekly. I suggest if you want up-to-the-minute real estate information you do exactly as this buyer did–check with a local real estate agent.


I quickly logged on and discovered the listing status was changed to canceled today. As soon as an agent inputs new information it is available to members of the multiple listing service. It’s fast, efficient and no lag time. It’s wonderful to have access to real estate information from a variety of sources. Consumers deserve choices, but keep in mind, not all real estate sites are created equal when it come to timely reporting of changes in the status of listings. If you’re picking up conflicting reports, check in with a local agent for up-to-the-minute status reports.

It's the smart thing to do.

Norma - Technology is a real boon to most real estate searchers today ... but as you note, the information is still only as good as the "correct" data being read.  Many MLS systems also have the ability to provide any changes to searches client's "save" using local agent resources.  Good communication, follow up and even early previews can convert that "lead" to a contract.  Nothing is automatic ... it still takes old fashioned work and relationship building!  Thanks for reminding us of a simple but effective way to stay on top.

Norma I find that most sites are so far behind it's crazy nuts for the public. I can't tell you how many calls we get about a house that's been closed or pending for weeks.

Unfortunately sites have a lag time and they just don't always keep up with status updates.  We have to continue to tell consumers to check with the source, a local agent with access to the MLS.
